Sage Village Commercial

The Sage Creek Village Centre is a pedestrian oriented town centre that boasts a growing number of multi-family residences, shops, services and amenities that serve and support the surrounding community. The undeveloped 2.9 acre property at the southeast corner of Sage Creek Boulevard and Burning Glass Road was a noticeable gap on the north/south commercial mixed-use spine of the village centre. The Sage Creek East commercial retail development adds six new businesses fronting Burning Glass Road – including restaurants, personal services and retail storefronts. Foregoing large expanses of glass, the building façade features a varied material palette with identifiable storefronts, architectural relief and integrated seating contributing to a more welcoming pedestrian thoroughfare. The project occupies 0.8 acres of the subdivided site and is a result of extensive collaboration between two Qualico business units facilitated by our team.

The Qualico Properties developed project shares the subdivided lot with the Sage Village Condominiums, developed by Streetside. As a long-time collaborator with Streetside, we were approached by Qualico Properties and Streetside together to master plan an approach to both projects with our consulting team that would capitalize on the shared vision of the two business units and streamline the development application process, site planning and the coordinated completion of site work and utility servicing. The two projects share parking and are tied into the same storm water, sewer and power infrastructure. The projects were constructed in tandem, with the Sage Creek East commercial retail building turned over to tenants in 2025.
